The proposed new office was planned in an already-purchased existing medical office building with three current tenants. Part of the planning between purchase and construction required a phased approach, removing two tenant spaces and keeping the third in service as a future leased space. Careful selection of subcontracts, detailed planning, and cost-benefit analysis were needed to achieve the desired finished product.

Challenges
Providing accurate pricing to be used in conjunction with the purchase and construction financing for bank purposes presents a unique challenge. Because construction could not commence immediately after closing, construction had to be delayed until plans and entitlements could be completed. Meanwhile, construction pricing had to be held to meet existing finance requirements used when the purchase package was assembled. The construction process was also a challenge because we needed to keep the existing tenants happy while construction took place.
Solutions
Ardent General worked very closely with the design team, subs, interior design team, owner, and vendors to select high value finishes providing the fit and finish the user group wanted while maintain the previously provided bank construction budget. We always rely heavily on our historic job cost data and comprehensive forward-looking approach to ensure the final number meets the original bank budget. Off-hour scheduling, weekend work, and a can-do attitude ensured that the owners and existing tenant remained happy throughout the process.
Results
All of the teams’ hard work paid off and the DeMera Allergy Asthma & Immunology Center was rewarded with a building they owned that fit their needs, leaving room for continued growth. Strong communication and a positive attitude combined with the great team ensured a smooth and successful project for all of the major stakeholders.
